Terms and Conditions
Damage deposit
A 400 € damage deposit must be paid seven days prior to the arrival date. We will refuse entry without receipt of a damage deposit, and will not refund the cost of the stay. The person who booked the accommodation is responsible to the owner for the costs of extra cleaning, breakage or damage to the cottage which are caused by you or your party. These costs will be deducted from your € 400 deposit, but are not limited to that amount. You may be billed for repairs that cost over € 400. No repairs of any kind to the property or contents must be attempted by you or your party. Any damage must be reported immediately to the owners. The deposit balance will be returned to you within seven days of your departure.
Cancellations and changes
Payments are non refundable. However, if we manage to re-let the property, we will refund you in full, less your reservation deposit. We recommend you take out travel insurance to cover against unforeseen circumstances. We reserve the right to cancel your stay at short notice if unexpected circumstances arise. In this case, we will refund you the cost of your stay in full or offer you an alternative date.
Use of property
Only the agreed number of guests must stay at the property. We do not accept children aged between 18 months and 14 years unless by prior arrangement.
Extreme weather
We will not issue a refund if extreme weather prevents you from travelling so recommend you take out holiday insurance to cover for this eventuality. In the event of heavy snow on our country lane, we will ferry you to and from the cottage in a four-wheel drive or tractor from our nearest town, Moretonhampstead, where roads are usually kept clear.

Usage of electricity, complimentary toiletries or food items which the owner deems to be excessive will be charged at our discretion. Toilettries bottles left empty or removed from the property will be charged at € 15 each.
